This apartment had been an investment for a number of years, and to get the best result, my team arranged to have the unit fully repainted and new carpet laid, as well as some minor maintenance. To save on costs, we elected to style it digitally, which made a big difference to how it presented in photographs.

At the time of sale, similar units were going between $390,000 - $420,000. With our database contacts and marketing efforts, we managed to attract 18 groups of buyers to view the property on the first weekend, and from that presented 4 competitive offers to the seller, the best of which was accepted at $440,000.

I launched this campaign while there was another 2 bedroom ensuite apartment for sale in the same building with another agency. They layouts and sizes were very similar, though the other apartment had been recently updated.

Whilst the outdoor space of mine was smaller, it had a good outlook across the neighbouring park, which I focused on in my marketing strategy. 

I sold this property in 2 and a half weeks for $640,000. The other unit remained on the market for a few more weeks before selling at $623,000.

This sale in Braddon was done at a time of very high competition amongst 1 bedroom apartments. My unit was older, with higher than average body corporate fees, but my marketing focused on the lifestyle opportunities with the courtyard, and the proximity to local amenities. 

Recent comparable sales and current competition were in the range of $470,000 - $500,000.

We ran an intensive campaign to gain early interest, and coupled this with referrals from our database. This resulted in 26 attendees at our first inspection, and within 3 days I was able to submit 6 offers to my client, the best of which was for $511,000.

This was the second time I sold for this client, and the market was moving into a more challenging climate, with interest rates rapidly rising. The recent comparable sales were between $470,000 - $500,000 at the time.

I had the property recarpeted, repainted and virtually styled, and took it to auction, selling it on the day unconditionally for $518,000.

This was the second time I sold this apartment, and the sellers knew that the market in Canberra had shifted and was becoming more difficult. They had another purchase they wanted to make, and needed the best result possible and within a reasonable timeframe. At the time, similar apartments were selling for between $570,000 - 600,000.

We ran an intensive multimedia campaign including using out existing database to maximise interest at the first open home. We had over 25 groups in attendence and 4 competitive offers after the first open home. We sold and exchanged unconditionally less than 1 week from launching and my clients were able to buy their other property.

This 2 bedroom apartment in the 'Mezzo' complex was being sold at the same time as several others. The asking prices for units were ranging between $480,000 and $520,000. My client had purchased elsewhere and this sale was needed in order to complete the purchase and move to her new home.

 

We took the property to auction with a targeted multimedia ad campaign and were able to sell under the hammer for $505,000.

 

The two sales either side of ours chronologically both came in at $495,000. One was a substantially similar apartment, and the other was a larger floor plan.

This was a 2 bedroom apartment in 'Space'. There had been a sale of a substantially similar unit in the building 2 months prior for $745,000 and the market overall had cooled since then. Nonetheless, I ran a split campaign over the Christmas break, teasing the property to would-be buyers over the holidays and booking appointments for the New Year. This led to a surge in early inspections as planned, and competitive offers prior to auction yielding a sale price of $780,000.

The marketing focused on the lifestyle offered by the location and quality of the build, and also targeted buyers who had been priced out of the housing market by positioning this as a viable alternative to a house in a premium location.

This was a ground floor 1 bedroom unit in 'The Astin' facing Northbourne Avenue. The busy/noisy position counted against the property with some buyers, but we leaned into the central location of the development, and the fact that the light rail stop was just across the road. We had the unit beautifully presented and styled for the sale, which made a big difference to how it was perceived during open homes.

 

At the time of this sale, there were 5 other 'Astin' 1 bedroom units for sale, ranging from $380,000 - $420,000 and some had been available for over 6 months. We sold ours at auction after 3 weeks for $430,000. (My daughter delighted in painting my nails the night before the video as well, making for a colourful appearance).

22/25 Namadgi Circuit, Palmerston

This was an original townhouse in Palmerston. At the time of selling, there were a number of similar townhouses available around the $650,000 mark. I made sure that ours was repainted and recarpeted throughout prior to launching, and then took it to auction over an intensive 3 week marketing campaign. 

We had a good response to our ads and ended up selling unconditionally prior to auction for $685,000. One of the nearby townhouses, an identical floorplan in very similar condition, was still on the market at '$620,000+' seven months after our sale.

Recent sales had ranged between $400,000 - 440,000. We ran an intensive multimedia campaign and were set to go to auction. I managed to sell unconditionally prior to auction for $460,000.

This had  been a rental property for quite a while, so when the tenant vacated and the seller asked me to market the property, we repainted, recarpeted and fixed a few maintenance issues to show the property in its best possible light. We took the property to auction, and got a great offer within the first week ($465,000 when the comparable sales were $420,000 - 440,000). The owner elected to take the offer, and the buyer then unfortunately asked to be released from the contract. Amidst this, I managed to find another buyer willing to proceed at $475,000 and we changed the sale over to them.

This was a beautiful apartment in a popular area. The recent sales were pretty consistent for the 1 bedroom units, around $550,000 - 575,000. At the time ours was ready, there were few units of this calibre on the market, which helped us. Because of this, I looked at what the next tier up of luxury units were selling at and decided to price ours to compete with those and look like good value by comparison. We hit the market at 'offers over $580,000' and ended up with 5 competitive offers after the first weekend. I ran a 'best and final offer' and managed to work the highest bid up to $600,000. A new record for a 1 bed unit in the building.

I was contacted by these sellers after I sold a similar apartment for a friend of theirs. At the time, similar apartments in the same building had been going in the mid to high $300,000s. We launched during a COVID-19 lockdown period for Canberra, and after just 4 days, I called for 'best and final offers' resulting in 4 offers being submitted, the highest of which was made unconditionally and above initial expectations, setting a new record for a 1 bedroom unit in the building.

My clients purchased this as an investment property from another agent for $427,000 and contacted me around 3 years later to sell it. There had been some movement in the unit market during those years, but not a great deal. There had been recent sales of similar apartments between $420,000 - 430,000 and some in the building had been on the market for over a year. My clients wanted the best price possible, as they were buying a house in Canberra during a steeply rising market. We took the property to auction, highlighting the terrific views and rental income. This gathered some attention across social media platforms and real estate websites. Just prior to the auction, Canberra entered another lockdown period due to COVID-19. We adapted the auction quickly to an online format, keeping the original date and surpassing expectations with a sale price of $496,000. This $69,000 gain greatly helped my clients in their housing search.

I took this property to auction following the sale of a substantially similar townhouse in the same complex just a few weeks earlier. That property sold for $627,000 and my client was hoping for closer to $650,000. Given the uncommonly wide footprint and large outdoor area offered by the property, I targeted my marketing mostly towards those who had been trying unsuccessfully to purchase houses in the area, and pitched this as an alternative. We ended up with 7 registered bidders at the auction and sold for a record-breaking $771,000. This allowed my client to do more work to the place she was moving into.

The owner of this unit had been referred to me from another of my clients, and wanted to sell her apartment that she had bought off the plan. It was tenanted and not particularly well presented (the above photo is virtual styling) though was receiving decent rent at the time. Her goal was to achieve at least $410,000 which was above most of the market at the time. I ran an intensive multimedia campaign and priced the unit at ‘$405,000+’. It took only 2 weekends to sell, with a good turnout at both opens, and competition between two buyers pushed the price to $420,000.

I sold the apartment to this couple in 2017. The campaign back then lasted only 3 days from our first showing, with 16 inspections and 5 offers. 4 years later, they asked me to handle the sale again, as they had bought a townhouse nearby.

Their expectations were to sell around $560,000 and hoped for a sale price around $570,000. I took it to market with a comprehensive market strategy, and chose my pricing to compete with nearby apartments that I knew would attract the same buyers. This produced 41 inspections over 3 days, with 9 offers and an unconditional offer accepted at $596,000 (though the highest offer was $602,000). This marks the highest sale of a 2 bedroom unit with the exception of the 120m2 penthouse apartment.

After speaking with this owner for a number of years, he called me to sell his investment unit. The recent comparable sales in the building ranged from $500,000 - $535,000. We were ready to launch just prior to Christmas, which is a traditionally quieter time for inspections. However, knowing that internet traffic remains high over the holidays, I launched a preview campaign with the full campaign kicking in once January started. This worked well, and we had a number of pre-qualified buyers lined up to inspect right from launch day. We ended up selling above expectations to an interstate buyer.

I listed this property shortly after the neighbouring townhouse was sold for $530,000 by another agent. That one (103 Hallen Close) was identical, though had been more recently renovated, and expectations were that this would likely go for a bit less. I launched an intensive multimedia campaign and took this property to auction. After the first weekend, we had nearly 30 inspections and 4 pre-auction offers. As usual, I sat down separately with each interested party separately and negotiated the most I could from them, the highest offer ended up being at $610,000. This set a new record for a 2 bed the complex by a substantial margin, and the sellers were able to put that extra money into upgrading their new home.

I had been talking with this owner for a couple of years. He was putting off selling as there was a good tenant in place, and prices hadn’t really moved since he bought it. One day, he rang me out of the blue and informed me that he had bought a house at auction and realised that he needed an unconditionally exchanged contract within about 4 weeks. In order to achieve this, I ran an intensive auction campaign for 3 weeks, so that we would exchange immediately, rather than waiting for formal approval. Buyers responded very well to the marketing and we had great interest during the campaign, resulting in an auction sale that set a new record for a 1 bedroom apartment in 'The Avenue'.
