This was sold at a time when a lot of houses were coming onto the market in the area, and buyers had more to choose from. The recent sales had been from $800,000 - $850,000. 

Prior to marketing, my team arranged some painting, maintenance and professional styling of the home to show it in its best light. This, combined with our marketing efforts, introduced over 80 buyers to the property over 3 weeks, and we sold at auction for $854,000.

This was quite a unique home, backing onto Lake Jerrabomberra. It was an older home, but superbly built by Classic Constructions, and the recipient of 'Project Home of the Year' back in 1996.

In addition to an intensive multimedia marketing campaign, I also contacted local publications to get further news coverage of the sale at no additional expense to the seller. This resulted in 67 inspections over 3 weeks and an auction sale at $1,400,000.

This home presented beautifully, and the seller had done a lot of work to it prior to sale. This was during the downturn in the market following multiple interest rate rises, and many auctions in the suburb were passing in, often with 1 or 2 (or zero) registrations.

 

After running a preview campaign over the holidays, followed by an intensive multimedia campaign, we managed to attract over 100 physical inspections of the home and 11 registered bidders. This led to a sale under the hammer at $1,226,000.

I felt very fortunate to be able to sell this home again after selling it to my clients 7 years prior. This home is quite unique and my marketing focused on the design, privacy and views offered. This drew more than 70 inspections at a time in the market where 15-30 was more the norm.

Despite the enormous interest generated, there were only two bidders able to meet the auction terms on the day (with others delayed due to bank approval timeframes).

The auction stopped at $1,065,000 with the underbidder stepping aside. I knew that the leading bidder saw more value in the home, so I moved the auction to a direct negotiation, and we sold under the hammer moments later for $1,150,000.

I sold this as the market was starting to turn, for a client who had previously had two very bad selling experiences with Real Estate agents. Whilst we were dealing with fewer enquiries than in the previous 12 months, we managed to get 8 registered bidders to the auction, and the resulting competition drove the price to $1,530,000. This compared very favourably to sales of comparable properties at the time, which ranged from $1,275,000 - $1,360,000.

The owners of this large family home had already bought elsewhere, and moved out prior to us listing the home, allowing us to have the place professionally styled and prepared for sale. The marketing attracted nearly 100 buyers in the first week of the campaign, and I ended up securing an unconditional sale well above expectations at $1.23M. Similar homes sold in the neighbourhood both before and after this sale for under $900,000.

I sold this for a client that I have worked with a lot in the past, and they had owned this as an investment for around 10 years. We prepared the home for sale with initial expectations around the mid $600,000s. This was just before Canberra went into lockdown, and on my advice we launched the campaign during the lockdown period despite physical inspections not being possible at the time. We had 11 registered bidders at the auction and sold for a remarkable $768,000.

After speaking with me for a number of years, the owner of this property decided that it was time to sell. The house was set up as two small flats, one on top of the other, that were rented separately. The whole property was in poor repair and needed a lot spent on it, if not justifying a knockdown/rebuild. I decided to spread the search wide and target both homebuyers looking to renovate or knock down, and investors who could spruce up the flats and re-let them for a higher income. The approach proved a success and the property sold under the hammer above expectations. The highest price turned out to be paid by a homebuyer who plans to renovate the existing structure.

After buying off the plan with me a couple of years ago, the time came to sell this much loved family home. The campaign went very well, reaching buyers who hadn’t been active in the market via a targeted social media campaign and we ended up with 10 registered bidders on the day, selling well above expectations.

 

A similar house on what is generally considered a better street sold just a few days before our auction at just $995,000.

After selling with me before, these owners contacted me after purchasing a new house over the Christmas break. They needed a quick sale to line up with their settlement at the new place so I met with them straight away to put together a strategy.

 

We ended up with 12 registered bidders and a sale price well in excess of expectations, and $10,000 than a larger house with a swimming pool next door had sold for a few weeks earlier.

This couple purchased from me and decided to sell their house of over 50 years with me as well. The house was in good condition and very well maintained, but was in need of some updating. I took the property to auction and had over 30 groups attend the first open.

 

From there, I received multiple offers, and given the owner’s directions to sell as quickly as possible, I ran a competitive pre-auction program to find the best overall offer from our first group of buyers. This yielded a sale well over the seller’s expectations and the property was sold and exchanged within a week.

This was a beautiful house in Fadden, though suffered from a couple of issues that the main demographic of buyers (young couples) were trying to avoid; being smaller than other houses of its type, and being on a corner block with all the gardens at the front. This gave the home a great private feel, but no backyard, meaning kids and pets playing at the front were not necessarily safe from the road. I ran a campaign to attract a wider range of buyers and we had a lot of activity from the marketing. Ultimately the strongest interest came from one particular young couple who were buying their first home. I negotiated with them under auction conditions, and secured a sale for my client above expectations.
